Under the supervision of the Executive Director, the Construction Manager is responsible for overseeing all Habitat for Humanity Lakeside construction projects, including new construction, rehabs and repairs throughout Sheboygan County.

Areas of Responsibility: 

Project Management – New Construction (30%)

  • Develop a new construction project budget and timeline for each approved family and present it to the Executive Director for approval
  • Solicit in-kind donations of materials or order materials and bid out subcontractor work within the budgetary guidelines
  • Review subcontractor proposals and contracts related to new construction; submit recommended proposals to the Executive Director for signing
  • Oversee subcontractor work for new construction, ensuring contracts are met within our timeline
  • Complete non-subcontractor work with skilled and unskilled volunteers within our timeline
  • Pull necessary permits, request variances as needed and order an appraisal once the home is done
  • Prior to construction beginning, lead a pre-construction meeting with the family and the family services team to discuss the construction process, allow the family to make their color selections and go over the blueprint of the home
  • Once construction is complete, conduct a final walkthrough of the home with the family
  • Perform necessary warranty work related to construction completed by Habitat staff or volunteers
  • Keep documentation of the construction process and costs for each home and submit coded receipts and invoices weekly for processing and payment

Project Management - Repairs (30%)

  • Complete detailed home repair inspections and assessments to assist in demonstrating need during the qualifying process for our Home Repair and Rock the Block Programs
  • Develop a repair project budget and timeline for each approved repair family and present it to the Executive Director for approval
  • Solicit in-kind donations of materials or order materials and bid out subcontractor work within the budgetary guidelines
  • Review subcontractor proposals and contracts related to repairs; submit recommended proposals to the Executive Director for signing
  • Oversee subcontractor work on repair projects, ensuring contracts are met within our timeline
  • Complete non-subcontractor work with skilled and unskilled volunteers within our timeline
  • Once the repair is complete, conduct a final walkthrough with the homeowner and assist with sign-off
  • Perform necessary warranty work related to repairs completed by Habitat staff or volunteers
  • Keep documentation of the construction process and costs for each repair project and submit coded receipts and invoices weekly for processing and payment

Volunteer Recruitment & Management – New Construction or Repairs (30%)

  • Provide site supervision to groups of 5-12 skilled and unskilled volunteers for new construction tasks or repair project tasks on Wednesdays, Fridays and Saturdays from 8:30am-3:30pm
  • Prep the build site for volunteer days and meet with crew leaders prior to general volunteer arrival
  • Begin each volunteer work day on time with kiosk check-in right at 8:30am followed by a morning meeting discussing the Habitat mission, an overview of the project/family, an overview of the task for the day, a safety talk and a prayer; ensure a consistent experience & message for all volunteers
  • Maintain a climate and culture on the build site which attracts, keeps and motivates volunteers
  • Guide and assist volunteers in their work, understanding that each is an individual with different abilities
  • Assist in identifying volunteers who may be interested in leadership or crew leader roles and provide those leads to the volunteer services team
  • Oversee the training program for new crew leaders and other regular volunteers
  • Meet with the volunteer services team at least once per week and maintain open communication regarding the construction schedule, upcoming tasks and number or crew leader & general volunteers that are needed so the volunteer services team can successfully recruit and High school diploma and significant construction supervisory experience is required,
  • Excellent verbal & written communication skills including experience and comfort with public speaking
  • Strong interpersonal skills with ability to interact well with a variety of people and personalities
  • Experience with Microsoft Office & Google products including Word, Excel, PowerPoint, Gmail & Drive
  • Strong interest in working schedule volunteer groups

Other Duties (10%)

  • Participate as a member of the leadership team in the long-range planning for Habitat Lakeside
  • Assist in land acquisition by visiting, assessing and providing a recommendation to the Executive Director on whether we should or should not purchase or accept a lot or home as a donation
  • Assist with lot maintenance by mowing grass or snow blowing snow on lots we own that are not adopted by a volunteer group or partner family
  • Assist with building maintenance or bidding out project costs for our business office and the ReStore
  • Keep an inventory of all construction tools and equipment
  • Keep trailers, the build site and any warehouse space organized and clean at all times
  • Attend and participate in Habitat Lakeside dedications, fundraisers and volunteer appreciation activities
  • Attend and participate in staff meetings and 1:1’s with coworkers and the Executive Director
Educational Background: 
Bachelor’s degree preferred
Skills/Experience: 
  • in the nonprofit sector and supporting the mission, vision and strategic direction of Habitat for Humanity Lakeside as we work to create a community where everyone has a decent place to live
  • Knowledge of residential construction and/or residential repairs, jobsite safety, OSHA requirements, local building codes and policies & procedures for permitting, zoning and inspections
  • Knowledge of and experience with bidding, hiring and supervising subcontractors
  • Ability to plan, schedule, prioritize, coordinate, delegate and manage multiple work activities
  • Patience and experience or interest in teaching construction skills to volunteers of all abilities

Other Job Requirements

  • Pass a criminal background check, sex offender registry check and pre-employment physical
  • Valid Wisconsin driver’s license and able to meet the automobile insurance guidelines of Habitat for Humanity Lakeside in order to operate the construction truck and ReStore box truck
  • Hold a valid residential contractor’s license or pass the exam to get one within three months of hire
  • Hold a valid CPR/first aid training certificate or pass a class to get one within three months of hire
  • Hold a valid Competent Person Safety Training certificate or get one within six months of hire
  • Flexibility to occasionally work evenings and Mondays and to consistently work Tuesday-Saturday between the hours of 7:00am-4:30pm
