This position is a key contributor to shifting the business model of HFHMPE toward permanent affordability and third party lending. The Lending and Compliance Manager works collaboratively with Homeownership department staff to manage the home sales process, including ensuring buyers have an affordable mortgage that they understand. This includes facilitating partnerships with lenders, nonprofit partners, loan servicing contractors and public and private agencies providing financial assistance. Additionally, this role provides timely and personalized mortgage education and service to HFHPME homebuyers and homeowners; other duties as assigned.
Permanent Affordability Home Sales
- Set house prices to ensure affordability for subsequent homebuyers through analysis of partner obligations, market conditions, internal policy, and permanent affordability best practices
- Coordinate home sales with partner homeownership organizations
- Educate homebuyers about conditions and restrictions affecting resale
- Support CEO and Vice President of Homeownership and Neighborhood Programs in presentations on permanently affordable homeownership
Pre-Closing Support for Homebuyers
- Provide support to new homebuyers through the closing process in collaboration with the homeownership team
- Function as the liaison between HFHPME and financial institutions providing first mortgages to Habitat homebuyers
- Complete the income verification/credit check process for homebuyers prior to closing
- Assist homebuyers with completion of all pre-closing paperwork
- Assist homebuyers in accessing and applying for down payment assistance
- Coordinate with partner agencies and financial institutions providing down payment assistance funds
- Obtain comparison insurance quotes for homebuyers
- Assist with the development of homeownership education curriculum as it pertains to mortgages and co-present relevant classes as needed
Loan Origination and Compliance
- Originate mortgages and work with lenders to originate mortgages for HFHPME homebuyers
- Assemble, prepare and verify all documents during the Homebuyer’s process to meet the goal of homeownership
- Research and include all necessary lien waivers for each closing
- Represent HFHPME at closings to answer questions about closing documents
- Develop, document, and update all necessary procedures for closings
- Prepare loan documents for home repair loans; meet with homeowners to finalize loans, and record liens in a timely manner
- Ensure that all relevant staff and/or volunteers complete necessary training to be qualified loan originators and keep records of certifications
- Keep informed of lending industry trends and regulations, laws, and new and potential programs to assist first-time buyers and homeowners, and work with the homeownership team to adjust services accordingly
Loan Servicing and Delinquency Prevention
- Coordinate with loan servicing companies to ensure homeowners receive excellent customer service around their mortgage obligation
- Set up and maintain confidential loan files
- Provide homeowners annual escrow analysis, annual loan summaries, balance statements, delinquency reports and pay offs, as requested
- Maintain mortgages in mortgage servicing software and process monthly payments
- Communicate as necessary and process all legal documents associated with homeowner sales of their loans, e.g. references, foreclosures, pay-offs, releases of deeds
- Perform regular review of HFHPME lending policies and procedures and revise and/or create as necessary
- Ensure homeowners’ insurance premiums and property tax obligations are paid
- Assist homeowners in planning for tax abatement expiration and increases in escrow payments
- Process and track home repair loan payments
- Prepare monthly delinquency report and review with Homeownership Program Manager
- Mail delinquency notices on a monthly basis and follow up with delinquent homeowners. Create, document, monitor and report on payment plans with the goal of reducing the number of delinquent accounts.
- Communicate with homeowners at risk of foreclosure, providing resources and referrals as necessary
- Thoroughly document all homeowner correspondence
- Refer homeowners for financial counseling when necessary
- Provide legal advisors with information needed to prepare and send demand letters and foreclosure notices and manage foreclosure process when necessary
- At least 5 years’ experience in mortgage lending, homeownership counseling, or any equivalent combination of education and experience
- Ability to understand and maintain compliance with the Consumer Finance Protection Bureau (CFPB) regulations related to loan servicing
- Excellent communication and relationship-building skills with an ability to prioritize, negotiate, and work with homebuyers/owners, lenders, title companies, outside loan servicers, and legal experts to resolve issues that arise
- Ability and commitment to provide outstanding customer service to homebuyers/owners
- Interest in and commitment to low-income homeownership
- Highly organized and experienced in developing efficient systems
- Proficient in Microsoft Office
- Knowledge and willingness to keep educated of applicable lending laws and regulations
- High level of written and verbal interpersonal skills; comfortable interacting with culturally and linguistically diverse clientele
