The Construction Manager coordinates all construction activities for Habitat of Humanity of Summit & Wasatch Counties, including multiple home builds and repair projects. All Site Supervisors report directly to the Construction Manager.
Work Schedule: Fulltime 40 hrs/wk. Evening and weekend work may be required, Tues-Sat. Travel will be required between Habitat offices, suppliers and build locations.
Areas of Responsibility:
Safety
- Ensure that all work on-site is executed in a safe manner and the safety program meets OSHA and Habitat safety requirements.
- Train all Site Supervisors and Crew Leaders in safety requirements.
- Specify and purchase all safety equipment and materials as needed.
Planning & Coordination
- Develop and maintain the construction schedule(s), incorporating all volunteer, homeowner, and subcontractor activities.
- Develop and maintain the construction budget(s) including materials, equipment, sub-contracts and fees
- Evaluate land and potential repair projects for feasibility
- Assist in developing and reviewing designs and specifications
- Assist Volunteer Coordinator in identifying appropriate volunteer activities and scheduling volunteer work.
- Review with the Site Supervisors the weekly tasks to be accomplished to meet the agreed build schedule with the volunteers, subcontractors, equipment and materials available.
- Maintain construction tools and equipment inventory. Coordinate tools and equipment between construction/repair sites.
Materials and Subcontractor Management
- Prepare materials list from plans and organize timely ordering and delivery of materials and supplies.
- Work with Development Director to seek out and implement gift-in-kind (GIK) partners in the construction process.
- Bid out subcontracts for Excavation, Foundation, HVAC, Electrical, Roofing, Solar and others as needed.
- Arrange all miscellaneous contracts required (e.g. portapotty, dumpster rental, site trailer(s), site cleanup, etc)
- Ensure W-9, contractor’s license, and certificate of insurance are on file prior to subcontractors starting work at site. Document in-kind donations and communicate these to Development Director.
Supervision & Inspection
- Recruit, train, and oversee a team of site supervisors and crew leaders to support the building efforts of the affiliate.
- Ensure that construction is meeting all standards related to green building and energy efficiency, including Zero Energy Ready Home (ZERH), EnergyStar, EPA Indoor airPlus, and EPA WaterSense standards.
- Routinely visit worksites to ensure conformance with Building Codes, County requirements, developer construction rules, buildings plans and specifications. Manage conflicts between these requirements.
- Order all County inspections of the work in progress.
- Conduct walk-through inspection with homeowner upon completion of the home. Work with family services coordinator in providing necessary warranty information, and manuals for homeowner.
- Work with partner homeowners with call backs, warranty issues or maintenance advice.
Communication
- Be the liaison between Construction and other Habitat departments, including Homeowner Services, Volunteer Coordinator, Development and Restore operations.
- Report to the Executive Director on a weekly basis with a summary of construction activities, including budget and schedule status.
Educational Background:
High School Diploma, or equivalent required. College and/or trade school preferred.
Skills/Experience:
- Minimum 5-10 years construction experience required, with minimum 2 years of site supervisory experience. Habitat site supervisory experience preferred and Blitz experience a plus.
- Must be a licensed General Contractor (R100 or B100) in Utah, or have met the Utah DOPL requirements to be a “qualified person” for Habitat’s General Contractor license. If already licensed in another state, must be willing to take the necessary steps to be licensed or act as a qualified person in Utah, which may include taking additional exam(s) in Utah.
- Must have excellent communication and interpersonal skills
- Have good computer skills, including email, spreadsheets, word processing, presentations, scheduling and budget control.
