The Director of Family Services will be responsible for supporting the mission and vision of Habitat for Humanity of Horry County by providing oversight and management of the Family Services Program in its entirety and under the directive of the Executive Director and within all established policies and procedures.

Areas of Responsibility: 

Family Services

  • Ensure, oversee and implement Habitat for Humanity International (HFHI) compliance standards in all areas of Family Services.
  • Consistently monitor myhabitat.org, participate in regular conference call trainings and sign up for appropriate HFHI up-date communications to ensure all documents and policies are current and being followed.
  • Ensure that the most recent of all HFHI documents are being followed, including but not limited to the U.S. Affiliate Agreement, the HFHI Policy Handbook, the Quality Assurance Checklist, the Homeowner Selection Affiliate Operations Manual (AOM), the Homeowner Support AOM, and the Mortgage Procedures and Regulations (MPAR).
  • Complete all MPAR and Loan Originator training and compliance courses annually.
  • Responsible for all aspects Ground Breakings, Dedications and any Event Ceremonies/Programs that involve Home Buyers and Homeowners. This includes but is not limited to: scheduling and coordinating attendance of all parties involved; day of logistics and set-up; ceremony/program facilitation and program layout; communication with all speakers, sponsors, Home Buyers, guests, Board and staff and pack, transport and set-up event equipment and props.

Program Application Process and Acceptance/Denial

  • Ensure pre-applications, full applications and all other documentation meets standard lending regulations.
  • Oversee promotion and awareness of application process including communication with school district, churches, non-profits and business community.
  • Review pre-applications, update applicant database, run credit checks, determine eligibility for full applications and communicate with all applicants regarding approval or denial.
  • Assist applicants with completion of full applications, run background checks, verify employments, rental history, budget, debt to income ratio, etc.
  • Prepare materials for Family Selection Committee including family summaries and checklist for home visits.
  • Act as staff liaison to Family Selection Committee, present Committee recommendations to the Board of Directors and communicate all approvals and denials to applicants.
  • Maintain all applicant files and approval or denial letters for the mandatory time limit of a minimum of 25 months.

Home Buyer Program

  • Conduct orientation for all new Home Buyer families and complete paperwork including Covenant Agreement between Home Buyer and Habitat.
  • Responsible for creating, maintaining and updating all Home Buyer files.
  • Conduct orientation for all new family mentors and follow up with mentors.
  • Responsible for recruiting mentors for the Home Buyers.
  • Create all Home Buyer Family Profiles at acceptance into program. Maintain and update profiles as needed during program.
  • Maintain schedule of all Home Buyer quarterly budget meetings and facilitate all meetings held at initial acceptance into program, quarterly while in the program, at beginning of home build, prior to closing and at six months after closing. Re-run credit checks at beginning of home build and prior to closing.
  • Develop detailed monthly budget meetings with Home Buyers as construction of home begins ensuring detailed goals and objectives are achieved on time.
  • Facilitate additional budget meetings and/or credit counseling for all Home Buyers as required.
  • Responsible for all Home Buyer monthly meetings including scheduling, curriculum, speakers, logistics, updates and sign-up sheets (ATTENDANCE REQUIRED).
  • Ensure that sweat equity and closing cost payments are being tracked correctly and updates provided to Home Buyers at the monthly Home Buyer meetings.
  • Create each Home Buyer Program Completion Plan and meet with the Home Buyer to discuss plan prior to home options selection meeting.
  • Assist Director of Operations and Home Buyer with home option selections of lot, floor plan and color and options choices.
  • Responsible for all aspects of the closing process including credit check, income verification, scheduling house appraisal, insurance quote and use proper tools to identify first and second mortgages (as applicable).
  • Create, manage and final sign-off of closing checklist and new homeowner transition checklist.
  • Meet with Home Buyer to review Loan Estimate (once received from attorney) within required timeframe.
  • Coordinate and attend closing, responsible for home keys and ReStore gift certificate if applicable.

Kids’ Program

  • Oversee Kids’ Program orientation and individual profile sheet.
  • Oversee monthly classes to include, curriculum, speakers, food, activities, volunteers, etc.
  • Oversee volunteer management.
  • Oversee community service event coordination and day of logistics.
  • Oversee event coordination and day of logistics.
  • Act as or delegate staff liaison to all appropriate task force teams and committees.

Homeowner Services

  • Responsible for all communication and correspondence with Homeowners.
  • Responsible for answering Homeowner questions and concerns.
  • Handle all communications with 3rd party mortgage services provider regarding delinquencies and provide report for monthly financials.
  • Facilitate budget meetings and/or credit counseling for all Homeowners as required.
  • Oversee quarterly newsletters.
  • Create and implement program for Homeowner Classes.

Administrative

  • Provide assistance to other departments as needed.
  • Attend and support all Habitat Event with preparation assistance and day of facilitation as needed.
  • Attend seminars and training when requested.
  • Represent Habitat at community meetings and /or speaking engagements as requested.
  • Complete any other assignments as directed by the Director of Construction, Director of Operations and/or the Executive Director.
Educational Background: 
Four-year degree from an accredited college and / or credit counseling certification.
Skills/Experience: 
  • Demonstrates commitment to Habitat’s mission.
  • Preferably a Qualified Loan Originator Certification Required or Certification complete within first 30 days of employment.
  • Demonstrates leadership, strong organizational skills and ability to multitask.
  • Demonstrates dependability and integrity.
  • Ability to provide direction to staff and volunteers.
  • Ability to work well and communicate effectively with individuals from diverse backgrounds.
  • Ability to establish, foster and maintain effective working relationships with the Habitat Families, the Board of Directors, staff, volunteers, the public, and community service agencies.
  • Demonstrates excellent problem-solving skills and ability to work under pressure.
  • Effective interpersonal, verbal and written communication skills.
  • Working knowledge of standard business software.
  • Ability to work nights and weekends as required.
  • Valid driver’s license with good driving record required.
  • Ability to lift a minimum of 50 lbs.
  • Must agree to Credit Check, Drug Test, Background Check, and provide references
