Responsible for the management and implementation of the GMHFH home building and repair program, infrastructure development, cost accounting for the houses, warehouse maintenance and inventory, deconstruction program. Interfaces with house sponsors and donors, site house leaders, volunteers, sub contractors, Building Committee members and the GMHFH Team. Provides supervision for crew leaders, homeowners and volunteers and schedules the delivery of all building supplies to the build sites.
Duties:
- Requests Building/Other Permits for projects
- Strong carpentry skills or possess basis of carpentry knowledge with willingness to assimilate and learn from seasoned volunteer construction team.
- Schedules inspections for projects
- Directs all sub-contractors: Grading, Foundation, Plumbing, Electrical, HVAC, and Drywall
- Manages construction in the field.
- Insures property lines, house, driveways are properly located and marked.
- Directs all clearing, grading and site preparation.
- Schedules the pouring of foundations or slabs as appropriate.
- Insure signage for sponsors and donors are prepared and installed.
- Insures each site has posted house plans, inspection permits, first aid kit, insurance waivers, and drinking water.
- Insures dumpsters and port-o-lets are on site.
- Insures that power is provided to the sites.
- Schedules timely delivery of supplies and materials to build sites.
- Develops and updates take off list for construction materials.
- Orders all “Gift in Kind” (GIK) materials.
- Insures that all architectural drawings in compliance with code and current construction methods.
- Tracks construction cost and codes construction invoices.
- Maintain warehouse and monitors warehouse inventory and supplies.
- Oversees punch-out and warranty work.
- Purchases tools, equipment and supplies.
- Establishes relationships with In-Kind donors to supply the build sites the appropriate quantities on a timely basis.
- Schedules the construction of houses based on the availability of building sites, families, and sponsor groups as directed by the Executive Director and Director of Operations
- Keeps informed about construction standards, “Best Practices” as defined by HFHI, local code requirements, and zoning procedures.
- Responsible for evaluating the appropriateness of property for construction, submits rezoning and subdivision applications along with variance requests, and attends external meetings as necessary.
- Approves and immediately communicates any changes to building methods, code requirements and punch list or inspection “lessons learned”.
- Insures that all house plans are correct, current, complete and available.
- Provides direction and support to the Building Committee.
- Insures that new houses constructed meet System Vision, Energy Star, and USGBC LEED standards.
- Insures that volunteers on the construction sites are informed concerning safety, and construction procedures.
- Oversees other Habitat programs such as: NRI “A Brush with Kindness”, “Weatherization”, “Critical Home Repair”, and “Rehab”

- Strong background in residential construction, finance, real state, code and inspection requirements, construction industry and trades.

- Currently possess or keen desire to obtain NC-General Contractor License. Affiliate will partner with candidate to facilitate training and associated fees with obtaining GC License.
Hours (Flexible, due to position being PT): 9:00A – 5:00P (Tue-Fri) and 7:30A-3:30P (Sat), Tuesday – Saturday. Available for evenings as needed
