CONSTRUCTION MANAGER
Reports to: Chief Operating Officer

POSITION SUMMARY
Habitat for Humanity of Broward constructs 20-25 new homes per year. This position is responsible to manage and oversee all aspects of Habitat Broward’s construction operation in a way that utilizes staff, sub-contractors, volunteer labor, and materials to produce quality homes in a safe, affordable, and timely manner. This includes managing four paid staff and training volunteers who have varying levels of construction experience and skills, overseeing all residential construction sites, managing the plan and site development, and developing construction quality assurance methods to improve long-term product.

CORE RESPONSIBILITIES:
Your Construction Manager responsibilities is for the construction tasks and processes. House construction has many detailed tasks and code requirements. As Construction Manager, you are responsible to understand how each construction phase is to be completed – and to ensure that it is done so in an efficient, affordable, and quality manner. Perform any other duties as deemed necessary.

Detailed Responsibilities of Construction Tasks:
Preconstruction planning:
  • Work with executive staff, construction committee and construction staff to develop an overall construction plan for each build season.
  • Coordinates the building permit application process to obtain permits
  • Develop and execute a detailed construction schedule for each house project.
  • Develop building plans and oversee revisions with the architect.
  • Remain current on all Energy Star building requirements.
  • Establishes, maintains and expands a list of qualified subcontractors including (but not limited to) architects, engineers, surveyors and environmental consultants, excavators, masons, carpenters, plumbers, electricians, roofers, HVAC and all subcontractors.
  • Be familiar with Habitat requirements and make suggestions regarding construction quality.
  • Advocate for accessible and energy-efficient housing.
Construction management:
  • Once permits are approved per work site, prepare site with sub-contractors to begin construction coordinating with surveyor and/or other professionals.
  • Supervise all job sites and construction staff–engaging sub-contractors, groups of volunteers, and individuals - on each designated workday.
  • Coordinates all building inspections, obtaining of certificate of occupancy, approval and oversight of punch list on each home.
  • Plan and organize building schedule on Primavera and/or its equivalent.
  • Oversee and manage safety of all volunteers.
  • Work in a collegial, patient and respectful way with all regulars, volunteers, groups and house recipients.
  • Identify, train and support site supervisors and/or crew leaders on all job-related matters.
  • Provide instruction, training and development opportunities for long-term volunteers.
  • Provide weekly construction updates to Chief Operating Officer and/or executive staff.
  • Supervise all warranty complaints and repairs.
  • Responsible for all off-site locations such as the warehouse, including safety, maintenance, insurance and community relations.
  • For rehabs and/or recycles, coordinate with Director of Land Acquisition to successfully obtain necessary permits.
Construction procedure:
  • Let contracts to subs and assure timely and accurate completion.
  • Use in-kind material and labor when possible.
  • Assume the responsibility for projects until complete and sold to homeowner.
  • Provide full leadership with the safety plan to assure understanding and compliance.
Materials and labor procurement:
  • Ensure timely clear communication with sub-contractors and vendors. Develop working relationships.
  • Order correct quantities and have materials delivered in time for work scheduled on every work site.
  • Maintain and develop new connections to vendors and sub-contractors.
  • Negotiate prices and timelines for sub-contracted services and materials.
  • Oversee tool/equipment management, maintenance and repair.
Management of information:
  • Attend staff meetings with Executive staff and other staff as required.
  • Approve all construction-related invoices and work with accountant to assure they are coded and billed to the correct project.
  • Serves as a liaison with trade and construction industry groups for Habitat’s benefit.
  • Submit expense reports monthly.
  • File contracts with vendors and subs with the office.
  • Estimate and report the value of in-kind gifts.
  • Coordinate the screening and acceptance of in-kind donations and construction materials.
  • Provide construction budgets to finance department and Chief Operating Officer as required.
EDUCATION, EXPERIENCE, SKILLS REQUIRED:
  • Considerable knowledge and experience in the residential construction industry.
  • 10-years of Construction management experience required.
  • General Contractor’s license highly preferred.
  • Able to plan, organize and implement multiple tasks simultaneously, experience in public speaking, ability to work with minimal supervision, excellent verbal skills, interpersonal skills, detail oriented, generally competent in Microsoft Office.
  • Primavera, Procore, and/or Microsoft Project is necessary, with a desire to fully utilize.
  • Team building experience a real plus.
  • High School diploma or equivalent required; Associates or Bachelor’s Degree preferred.

  • Must have good anticipatory abilities and personally act on same as needs arise.
  • Must be willing to understand the big picture of the Habitat Ministry and know that construction is only a part of the larger goal.
PHYSICAL REQUIREMENTS TO PERFORM DUTIES:
  • Ability to climb ladders and scaffolding, maneuver over uneven ground, stand most or all of day.
  • Work environment is outdoors with minimal indoor, office work.
  • Ability to lift 50 pounds; ability to operate construction tools and equipment.
  • Must have a driver’s license and maintain a good driving record
COMPENSATION:
Position is full-time. Competitive annual salary will commensurate with experience, with an annual range of $60,000 – $75,000. No relocation assistance is available. Health benefits are available. A successful candidate must successfully pass criminal background check and sex offender screenings.
