Reporting to the Executive Director, this position will manage Habitat for Humanity core construction programs including home builds and the Age In Place (AIP) Repairs Program. The construction manager will be responsible for the outcome of each construction project as well as the annual construction program and schedule. The construction manager will be the primary Habitat representative at project sites. This person will manage construction tasks as well as supervise and work side by side with volunteers on construction sites.

Whenever possible, the construction manager will leverage existing volunteer site supervisors that the affiliate has, and help to recruit new supervisors.

It is important that the potential candidate has a strong connection with the WLSHFH mission and objectives and has a desire to serve in an ecumenical inclusive faith-based nonprofit environment. A strongly desired characteristic of the position is a knowledge of and ability to quickly form a network of working relationships within the regional building trades industry.

Areas of Responsibility: 

Construction Manager Job Description

  • Manage Construction Activities of Affiliate
  • Develop a construction plan for the year in coordination with related staff
  • Coordinate appropriate materials from approved vendors
  • Manage warehouse inventory
  • Coordinate and oversee sub-contractor work from approved vendors
  • Oversee daily construction activity
  • Secure necessary permits as required, working with relevant building departments.
  • Order inspections as needed
  • Ensure building process complies with the Uniform Building Code and affiliate green building standards
  • Assist in developing house plans
  • Recommend changes to floor plans as needed
  • Handle construction related calls from building sites
  • Work with the Construction Committee to identify suitable building lots and rehab homes
  • Work collaboratively with AIP Program Manager to develop Playbook (scope of work) for each individual AIP project
  • Ensure all projects are completed on schedule
  • Obtain necessary certifications and licenses
  • Position entails some evening and weekend work in coordinator with entire staff to share these responsibilities

Manage Construction Costs

  • Develop a budget for each building project
  • Secure multiple bids for building materials and professional labor
  • Assist in the development of donations of professional labor and in-kind materials
  • Track building costs
  • Ensure all projects are within budget
  • Check and submit all receipts and charges to the Finance Manager monthly

Manage Volunteers at Construction Sites

  • Provide a construction schedule for each project
  • Communicate volunteer numbers and tasks that are needed to Volunteer Coordinator
  • Serve as the crew leader for volunteers on site
  • Leverage the existing volunteer site supervisors
  • Assist in recruiting and training of new volunteer building supervisors
  • Ensure proper training and instructions on Habitat’s construction practices are given to all volunteers
  • Ensure proper tools, equipment and materials are available for volunteers
  • Require all volunteers to complete the daily sign in sheet and waiver
  • Enforce safety policy on the job site based on obtaining/maintaining HFHI Competent Person training
  • Communicate the Habitat story and message, interacting productively with community and media members

Maintain Tools and Equipment

  • Provide a list of tools needed for the job site
  • Replace or repair tools as needed
  • Manage tool inventory and storage
  • Assist in procuring of tools and equipment
  • Coordinate Habitat’s tools and equipment among construction sites

Maintain an Active Construction Committee

  • Assist in recruiting construction committee members
  • Assist in recruiting, training and overseeing a team of site supervisors to assist in leading construction activities
  • Work with construction committee to plan each year’s building season
  • Oversee efforts to grow in green building and energy efficient practices
  • Work with the construction committee to evaluate construction techniques

Work with Partner Families through the Construction Process

  • Assist partner families in the selection of plans and option items
  • Supervise partner families as they complete sweat equity construction hours
  • Complete walk-through with partner families upon completion
  • Work with the Family Support Committee to provide homeowner education
  • Work with partner families with call backs, warranty issues, or maintenance advice
  • Work collaboratively with AIP Program Manager in order to present all AIP applications to Family Support Committee

Communicate Effectively

  • Prepare monthly progress report for the Board of Directors and attend board meetings, when requested
  • Communicate on a weekly basis with the Executive Director to report progress and any problems that may arise
  • Possess excellent interpersonal skills
  • Strong verbal and written communication skills in individual and group settings

Goals

  • Increasing the capacity of the affiliate to build homes
  • Work with colleagues to optimize the use of staff time relative to job descriptions and tasks
  • Ensure a first rate volunteer experience on the jobsite
  • Provide a safe work environment for volunteers, sub-contractors and partner families

Skills/Experience: 
  • A commitment to Habitat for Humanity’s mission
  • A minimum of three years of experience in residential construction
  • A demonstrated work ethic
  • Strong leadership and organizational skills
  • Demonstrated ability to build relationships and work effectively with people of diverse social and economic backgrounds
  • An ability to lead and teach unskilled volunteers in the tasks of home construction
  • Ability to oversee multiple projects simultaneously
  • Personal integrity
  • Excellent oral communication skills
  • A current contractor’s license for our area would be advantageous, but is not necessary
  • Valid driver’s license
Compensation/Benefits: 
  • $40,000 - $42,000/negotiable
  • Two weeks paid vacation
  • Paid sick time, personal days, and bereavement leave
  • Eleven paid holidays in addition to vacation
  • Full time, twelve month employment – Will consider hiring multiple project managers on a contract basis for each house project
