The Real Estate Gift Manager develops, implements and manages a comprehensive program to raise funds through gifts of real estate and plans for the cultivation and solicitation in negotiating and closing outright and complex gifts funded with real estate of $100,000 or more from major individual donors and prospects by proficiently engaging in discussions regarding real estate assets and gift vehicles with donors and fundraising staff. 

Areas of Responsibility: 

The Real Estate Gift Manager understands and applies complex principles of developing donor strategies and creates effective and sustained lead generation for gifts of real estate from individual donors. They will serve as a technical gift planning expert in working with gift planning and field fundraising staff on real estate gifts funding outright and life income gifts. They discuss real estate assets proficiently; whether outright gifts of real estate or the analysis and feasibility of accepting real estate to fund life income gifts such as charitable gift annuities and charitable remainder trusts. The Real Estate Gift Manager will conduct and supervise the due diligence of outright gifts of real estate, real estate funding life income gifts and assists the Estate Team with the evaluation and disposition of devises. They will make recommendations and seek approval for acceptance of real estate gifts, arranging closings and working with Trade Lands Dispositions before and after transfer for disposition of real estate assets. They are capable of discussing the global priorities of the Conservancy and working within a campaign at an advanced level. They will involve and engage appropriate partners in the field and staff at the Worldwide Office, keeping them apprised of interactions, issues and concerns. Understands and complies with all TNC gift-related policies and procedures and ensures ethical compliance, as defined by the Association of Charitable Gift Planners and the Association of Fundraising Professionals. They have knowledge of charitable giving and discussing charitable options with donors. They will work across chapters and programs and manage a referral network. They will be required to use the Conservancy’s donor database.  

RESPONSIBILITIES AND SCOPE

  • Decisions may have program-wide impact, affect staff in non-program areas, and bind the organization financially or legally. 
  • Direct or participate in negotiations for complex, high profile or sensitive agreements.
  • Ensure compliance with TNC policies and procedures and external (donor/legal/IRS) requirements; be alert to ethical compliance issues.
  • Financial responsibility for setting and meeting fundraising objectives, evaluating results, and developing corrective strategies.
  • Implement and lead multiple collaborative and complex projects, directing work of staff, managing budget, setting deadlines, and ensuring accountability.
  • Maintain confidentiality of frequently sensitive and emotionally charged information.
  • Maximum opportunity to act independently, resolves complex issues within scope.
  • May supervise support or administrative staff. 
  • Persuasively convey the mission of TNC to diverse groups important to the organization’s overall prosperity.
  • Travel up to 20% time and on short notice, work long hours and weekends as needed
  • Work environment involves only infrequent exposure to disagreeable elements and minor physical exertion and/or strain. 
  • Responsible for closing 15 gifts funded with real estate annually. Responsible for 300 – 400 donor interactions. Work with donors on complex giving vehicles and real estate assets. Annual fundraising target of $8,000,000 or more.
Educational Background: 
Bachelor’s degree and 8 years related experience or an equivalent combination of education and experience. 
Skills/Experience: 
  • Experience building and maintaining long-term relationships with constituents such as clients, major donors or professional advisors.
  • Experience in negotiating and closing real estate gifts or transactions of $100,000 or more. 
  • Experience in managing and tracking multiple prospects and donors.
  • Experience using communication and presentation skills, and experience working with high net worth individuals.
  • Experience, coursework, or other training in current and evolving trends in charitable giving or expertise in ownership of various real estate assets. 

DESIRED QUALIFICATIONS

  • Multi-lingual skills and multi-cultural or cross-cultural experience appreciated.
  • Ability to design and implement fundraising strategies, including cultivation, solicitation and recognition strategies.
  • Ability to determine an individual’s interests, capacity and potential for helping the Conservancy meet its goals, and act appropriately to tie those interests with the Conservancy’s work.
  • Ability to educate and inform prospective and existing donors about appropriate giving vehicles.
  • Advanced knowledge of complex charitable gift planning.
  • Experience working with fundraising principles and practices. 
  • Demonstrated experience using listening, diplomacy, and tact to build strong relationships and motivate donors and volunteers.
  • Proven ability to negotiate complex, high profile or sensitive agreements.
  • Ability to learn basics of charitable gift planning.
