Construction Manager/Director

The Construction Manager/Director is responsible for planning, implementing and evaluating our housing construction, rehabilitation and repairs. This position is essential to support and fulfill the mission of Aiken County Habitat for Humanity (ACHFH). This position is exempt to overtime as a professional. Applicant must be or able to become a licensed home builder.

Areas of Responsibility: 
  • Assist with the scheduling and coordination of donation pick-ups
  • Assist with development and implementation of marketing activities including graphic design of marketing materials, media appearances, and community outreach
  • Coordinate and attend social and networking events on behalf of the ReStores
  • Research potential product donors, including businesses, civic groups, and residential communities
  • Assist with volunteer management including orientations, maintenance of database, volunteer tracking, and follow up for opportunities in the ReStores, special events, and with other needs
  • Schedule and communicate affiliate needs with the appropriate ReStore staff and volunteers
  • Improve “volunteer resource database” with contact info for volunteers who can assist with certain needs
  • Maintain communications with both Core Volunteers and Occasional Volunteers through a weekly volunteer e-blast
  • Work with web team to update Volunteer pages on the affiliate website
  • Plan and help execute volunteer appreciation events
  • Develop new and revise old volunteer recognition tools
  • Devise and implement volunteer experience survey. Analyze results
  • Communicate data and outcomes with affiliate Volunteer Coordinator

Construction Preparation

  • Helps to identify potential building sites.
  • Develops an overall construction plan for each year including new builds, repairs and rehabilitation projects.
  • Create and/or obtain usable blueprints for ACHFH’s use.
  • Adjust building plan as needed by site and family requirements. Maintain working drawings with adjustments.
  • Develop construction plan with detailed schedules and budgets for each project.
  • Arrange for site plans, erosion drainage and surveys to be done.
  • Check with local authorities to guarantee availability of gas, water, sewer and power.
  • Order temporary power and restrooms for build sites.
  • Apply for permits. Work with city on any additional requirements.
  • Be familiar with HFHI requirements and suggestions regarding building.
  • Advocate for accessible and energy-efficient housing and explore new construction methods and new building materials.
  • Work with the volunteer coordinator in selection of volunteers for construction projects.

Construction Management

  • Supervise professional and volunteer construction personnel. Maximize skills sets volunteers.
  • Help provide training and support to construction volunteers.
  • Maintain construction plan and adjust accordingly while reporting changes to finance director and executive director.
  • Identify, train and manage volunteer construction supervisors, lead monthly construction committee meetings and communicate changes to affiliate staff.
  • Work with committee chairs and affiliate staff to ensure that volunteers and partner families are productively involved in the construction process.
  • Work closely with the volunteer coordinator to apprise him of volunteer and skill needs and cooperate with scheduling of volunteer groups.
  • Attend special events, seminars and conferences as appropriate.
  • Implement safety program and assure staff or volunteer has licensure or credentials needed for specific duties when required.

Construction Procedure

  • Hire subcontractors and ensure timely and accurate completion.
  • Order inspections and ensure that houses are built to code.
  • Use in-kind material and services when possible.
  • Provide updates regarding estimated completion dates.
  • Responsible for projects until 100% complete and sold to homeowner.
  • Responsible for warranty work including sub work, improper drainage, and appliances.
  • Conduct final walk through with partner family.
  • Oversee repair and rehabilitation projects ensuring qualifies personnel are on site.
  • Ensure the scope of work for each project is being completely efficiently and any changes are communicated to the appropriate staff.

Materials and Labor Procurement

  • Ensure timely clear communication with contractors and vendors.
  • Develop effective relationships with vendors to maximize dollars spent and resources used.
  • Responsible for developing materials list and ordering correct quantity of materials.
  • Ensure materials and equipment are inventoried and kept up to date.
  • Negotiate prices and timelines for sub-contracted labor and materials, use bidding process when applicable and oversee quality control.
  • Purchase supplies for inventory when at best price while staying within budget.
  • Organize, inventory and maintain the affiliate’s equipment, trailers and tools.
  • Maintain the construction warehouse and vehicles.

Financial Management

  • Approve all construction-related invoices and ensure they are obtained in timely manner.
  • Assist finance director in estimating the value of in-kind gifts and obtaining invoices for donated services.
  • Develop and utilize budgets and material lists.
  • Work with staff to prepare an annual budget for all construction projects.
Skills/Experience: 
  • Must be OSHA certified or a Competent Person OR capable of becoming certified as either.
  • Must have excellent organizational and project management skills.
  • Position includes scheduling, planning, procurement, working with subcontractors, site selection, working with architects, zoning, building permits, site management and the unique opportunity of working with volunteers.
  • Must create and maintain organized, orderly reports and plans, schedules and budgets.
  • Must be proficient in Microsoft Office and have excellent computer skills.
  • Must be able to communicate with volunteers, donors, board members and customers effectively.
  • Hours worked are reflective of each house schedule and includes preparation and planning time.
  • Support and endorse the Habitat for Humanity vision and mission.
  • Appropriate education and certifications (i.e. OSHA) and minimum of 5 years relevant experience.
  • Have or able to obtain contractor’s license in South Carolina.
  • Excellent written, verbal and interpersonal communication skills.
  • Proficient computer skills. Experience with project or construction management software desired.
  • Strong knowledge of technology with the ability to leverage it to improve operations and communication.
  • Ability to educate persons of varying skill levels and to work with a wide spectrum of people in a collaborative way.
  • Strategic vision with ability to manage tactically.
  • Self-starter with ability to work both independently and with staff and volunteers.
  • Valid driver’s license and clean driving record.
  • Clear criminal background check.
