We are looking for an experienced Facilities Director to oversee all building related work, planning and budgets.  Reporting to the Executive Director you will be responsible for preserving the good condition of the infrastructure and ensure that the facilities are safe, compliant with local building codes, regulations and laws, and functioning well.  You will 
oversee and manage significant building-wide renovations, working with architects, 
construction managers, and outside vendors.

The ideal candidate will be a proactive self-starter who can identify and anticipate facility and personnel needs.  Candidate will be extremely well organized, able to lead and work with a wide variety of people, and able to optimize the use of space and equipment while controlling operating costs.  

Areas of Responsibility: 
  • Direct all building maintenance operations, custodial services, security, and facilities staff
  • Supervise, mentor, develop, and evaluate facilities staff including maintenance and security.
  • Oversee administrative operations including payroll, staff scheduling, timekeeping, and other personnel-related functions.
  • Develop and manage facilities budget and approve contracts.
  • Mitigate risk by managing the upkeep of equipment and supplies to meet health and safety standards.
  • Oversee hazardous materials management, including proper storage, handling, and disposal in accordance with applicable regulations.
  • Develop policies, procedures, and best practices for compliant facilities operations Manage maintenance and security staff and contractors involved in facility projects and delivery of services.
  • Oversee building cleanliness and coordinate specialized cleaning requirements for studios, classrooms, and public spaces.
  • Manages regular preventive maintenance on all building systems
  • Plan and manage unique cleaning requirements and other maintenance schedules.
  • Assess need/timing/budgets for repairs or renovations to building and equipment.
  • Oversee the operation, maintenance, and repair of all building systems, including HVAC, electrical, plumbing, fire/life safety, elevators, telecommunications, security systems, and related infrastructure.
  • Ensures that responses to all facility work orders are completed in a timely manner and efficiency 
  • Review utilities consumption and strive to minimize costs.
  • Work with and communicate proactively with Executive Director, faculty, staff, and 
    Board of Control to plan for short and long term goals and priorities as they pertain 
    to the building.
  • Communicate regularly with the Executive Director and necessary staff regarding facility conditions, priorities, budgets, and capital projects.
  • Work with faculty and staff to help forecast studio space, equipment, furniture needs.
  • Work with faculty to accommodate unique lighting, storage and power needs in studios.
  • Establish and maintain best practices for use of relevant hazardous materials.
  • Plan for major HVAC overhaul and other renovations, including swing space, 
    while minimizing disruptions to overall class programming.
  • Ensure compliance with all applicable federal, state, and local regulations, including building codes, OSHA requirements, fire and life safety standards and trainings, ADA accessibility requirements, and environmental regulations.
  • Work with architects, contracts & contractors, construction managers.
Skills/Experience: 
  • 7 – 10 years’ experience in facilities management with at least 2+ year’s as a Facilities Director.
  • Well versed in technical/engineering operations and facilities management best practices.
  • Experience with managing and coordinating significant building-wide renovations and working with architects, construction managers, outside vendors.
  • Excellent organizational and leadership skills and good analytical/critical thinking skills.
  • Knowledge of basic accounting and finance principles.
  • Excellent verbal and written communication skills.
  • BSc/BA in facility management, engineering, business administration or relevant field.
  • Relevant professional qualifications (e.g. CFM) will be an advantage.
  • Available on a 24-hour emergency on-call basis to address urgent facility and operational issues, including after-hours, weekends, and holidays.
  • Interest in art and art making is a big plus.
Compensation/Benefits: 

Benefits package including PTO and salary of up to $125K yearly.
