Under the direction of the District Executive Director, the Association Facilities Director is responsible for administering the maintenance, preventative maintenance, and capital improvements to ensure safe and effective operations. Major areas of responsibilities include general facility management and cleanliness, HVAC, electrical systems, plumbing, grounds, equipment, and purchasing. The position will have oversight of budgets, risk prevention management, OSHA and safety regulations, contractors and housekeeping. This position will have responsibilities for all properties & facilities in the Central Coast YMCA. The ability to travel between sites daily is required. Applicants must be at least 21 years of age and have a clean driving record.
- Promptly respond to requests for maintenance or custodial needs through expedient and professional communication.
- Assist with the development of safety standards (including OSHA) and emergency procedures.
- Ensure that there is adequate supply of equipment, materials, and supplies as needed to maintain facilities within budget.
- Act as General Contractor for capital projects, supervising outside contractors to ensure budget and timeline are maintained.
- Inspect buildings, grounds, and equipment for any unsafe conditions and schedule necessary repairs promptly.
- Conduct periodic general preventative maintenance on the mechanical, electrical, structural, HVAC, and plumbing systems.
- Oversee the development of a capital improvement/maintenance program and corresponding budget.
- Ensure that grounds maintenance procedures and services are completed, including but not limited to oversight of grass cutting, tree cutting/pruning, landscaping, and general exterior maintenance, and the management of outside vendor contracts for services.
- Assist with the installation and modification of building equipment systems.
- Respond to emergency situations, as needed, including after hours and weekends.
- Perform all assigned tasks to ensure the safety of the branch’s members, guests, staff, and the continuous operation of the branch and camp facilities.
- Prioritize service requests and repairs and follow-up through completion.
- Troubleshoot, evaluate and recommend equipment/service upgrades.
- Recommends painting, repairs, furnishings, relocation of equipment, and space as needed.
- Support the process of requesting and reviewing bids from contractors for projects.
- Investigates and recommends improved cleaning procedures and methods.
- · Monitors equipment warranties and service contracts.
- · Prepare and maintain facility logs and records, manually and/or electronically.
- · Be familiar with and conform to all written operating procedures associated with the Branch.
- · Ensure that the Branch is in compliance with all local, state and federal regulations, including required regulatory inspections.
- · Set-up room and provide facility support for special events when needed.
- · Actively participate in training sessions, designated meetings, and special events.
- · Recruit, train, supervise and motivate facility and maintenance staff and contractors for specified duties.
- 3-5 years of experience in facility management or the equivalent education and experience.
- Working knowledge of mechanical, HVAC, carpentry, plumbing, security/alarm systems and electrical systems and maintenance.
- Familiarity with MSDS and requirements and safety standards.
- Knowledge of Fire Protection System Codes, energy conservation, and building construction.
- Valid driver’s license.
- Skills in supervising and leading others and projects.
- Experience managing pools.
- Excellent customer service skills.
WORKING CONDITIONS & PHYSICAL DEMANDS:
- Ability to walk and stand for long periods of time.
- Must be able to lift and carry supplies weighing up to 50 pounds.
- Ability to climb ladders and scaffolding required.
- Ability to stand or sit while maintaining alertness for several hours at a time.
- Position may require bending, leaning, and kneeling.
- Position will require exposure to indoor and outdoor elements.
- Ability to speak concisely and effectively communicate.
- Visual and auditory ability to respond to critical situations and physical ability to act swiftly in an emergency.
- Ability to operate power tools such as electric saw, screwdriver, drills, and other.
- Ability to view/enter data for long periods of time.
Hourly: $22.00 - $27.00
