Title: District Property Director
Location: YMCA of the Suncoast - North Pinellas & Greater Palm Harbor Branches
FLSA: Non-Exempt, 45 hour weekly schedule
Leader Level: Multi-Team Leader
Hiring Range: $14.09/hr-$15.65/hr ($34,800-$38,666 annualized)
Supervises: Maintenance staff and volunteers including maintenance workers and custodial staff

This position, as a top administrative branch staff in an Association actively engaged in many national Y initiatives, is responsible for day-to-day general administration of the branch including staff supervision, budgeting, expense control, income generation, program development and quality control, committee development, community relations, collaborations, long-range planning and facility maintenance. The District Property Director also provides direction and leadership for the achievement of Association goals in accordance with the policies, procedures and standards established by the Board. This position will ensure the excellent upkeep of all district buildings and grounds including 2 YMCA branch facilities with a total of 3 outdoor pools, an outdoor spray, 6 tennis courts, and 3 basketball courts.
Core and Strategic Functions:
1) High Quality Programs, Services and Facilities
- Direct and administer total operation of the Maintenance Department including the interpretation and execution of established policies, the development of procedures and methods, staffing, evaluation of the effectiveness of the programs and operation
- Plan and conduct a wide variety of maintenance programs and activities that maximize the facilities available, support the Cause and enhance membership
- Create a nurturing and safe environment by reporting suspicious activity that may lead to child abuse or may violate the code of conduct. Ensure the safety and maintenance of high quality facilities, grounds, and equipment by keeping supplies organized, maintain a clean facility and care for equipment.
- Ensure the branch and staff are in compliance with all federal, state, and local rules, regulations and requirements
2) Staff and Volunteer Management
- Recruit, hire, supervise and develop department staff and volunteers through use of Leadership Competency Model resources that create a culture of cause-driven leaders as needed.
- Lead and/or participate in a branch committee(s)
- Support branch Y Community Champions efforts
- Supervise and direct contracted services including, but not limited to housekeeping and grounds care services, ensuring that the expectations of these service providers are met.
3) Finance
- Prepare annual department(s) budget for approval by the Branch Executive or District Vice President
- Recommend adjustments and administer the budget, exercising necessary expense controls and revenue production
4) Community Development
- Represent and promote the YMCA in the local community and develop positive working relationships with other organizations, businesses, and governmental entities.
- Promote and communicate the objectives and programs of the YMCA through public communication media
5) Financial Development
- Incorporate storytelling in an effort to advance our mission and cause
- Participate in Annual Campaign efforts
- Identify and recruit Annual Campaign volunteers
- Lead and/or participate in branch special events for fund raising or mission advancement
6) Operating Values
- Serve as a member of branch management and support the branch and association objectives of the YMCA
- Teach, role model and promote SMART behavior
7) Strategic
- Support the GPS initiatives by participating on a Commitment Team
- Advance our work in Youth Development, Healthy Living, Volunteerism and Philanthropy
- Incorporate Living Our Cause into work products and behavior

Position Qualifications:
High School diploma or equivalent required. Minimum 3-5 years supervisory experience in maintenance or related field. Pool certification required.
Must know and understand state, federal and local regulations in regards to all maintenance related areas. A thorough knowledge and experience with swimming pool maintenance and wide range of manual and power tools, including electric welder, saws, bench grinder, sander and electric drill. Extensive knowledge of safety techniques involving the use of chemicals such as liquid chlorine and muriatic acid and a basic to advanced mechanical knowledge is required.
Must possess effective communication, human relations, and organizational skills. Requires ability to work under stressful conditions and various hours to meet the demands of the job.
Must have the ability to climb a ladder up to 34 feet, lift and carry up to 50 lbs. Must be capable of standing or walking for long periods of time. Must have the ability to bend and stoop repeatedly. Gives and ensures detailed instructions are followed. Must have the ability to be multi-tasked. Must be capable of working under pressure as well as organizing and planning efficiently. Must possess acceptable hearing and visual capabilities in order to monitor fitness environment and supervise staff. Must meet YMCA of the Suncoast driving criteria.
