The property manager is responsible for building operations and maintenance for downtown facility. 

Areas of Responsibility: 
  • Responsible for all YMCA facilities when other association property manager is unavailable.
  • Interview, screen, hire, review and supervise maintenance engineer for downtown center.
  • Supervise the equipment and building maintenance for the downtown YMCA.
  • Responsible for hands on repair and maintenance of the Downtown YMCA Facility.
  • Work with Downtown Branch Executive as a liaison to contracted cleaning company.
  • Prepare yearly budget for expenses related to building and custodial maintenance.
  • Establish and implement yearly preventive maintenance program.
  • Working with Aquatics Director, annually review and update pool closing policies.
  • Retain bids for all construction projects and annual maintenance contracts.
  • Oversee all contracted construction projects.
  • Plan and coordinate special projects for annual pool shut-down.
  • On continuing basis work with Finance Director to maintain OSHA compliance guidelines.
  • Property manager shall attend and participate in staff and management meetings.
  • Property manager shall attend all Building and Property Committee meetings, and attend Board meetings as requested.
Educational Background: 
High school graduate with some further education.
Skills/Experience: 
  • General knowledge of building management.
  • Knowledge in the fields of: HVAC; electrical; plumbing; painting; carpentry; and swimming pool operations.
  • Management skills to include: budget preparation and management; employment hiring, training and supervision.
  • Knowledge of government regulations pertaining to health, safety and special needs population.
  • Excellent human relation skills and the ability to maintain positive communication with members and staff.
  • Knowledge and general understanding of general computer skills.
  • Ability to lift up to 100 lbs.
  • Valid WI driver’s license.
