This position directs the maintenance and capital improvement operations of YMCA Camp Ockanickon, Inc.’s (Camp) facilities, equipment, vehicles, and grounds; including preventative maintenance, landscaping, housekeeping, utilities and related budgets.

The successful candidate will have a sharp eye for detail and will be able to see the facilities through the “customers’ eyes.” The incumbent will pay particular attention to landscaping, hardscaping, and “finish” work.

The successful candidate will be able to manage all of camp’s mechanical, plumbing, and electrical issues, both reactively and proactively including the outsourcing of projects.

The incumbent will play a significant role in the planning and eventual supervising of a multi-million dollar capital improvement plan in the coming decade.

Areas of Responsibility: 
  • Provides overall coordination of facility maintenance, including planning and developing 
  • preventative maintenance.
  • Ensures the proper operation of all mechanical systems.
  • Completes repair work and projects in a timely manner. Oversees all contractors that work in the facility and grounds. May request and review bids, and recommend selection of contractors.
  • Works with outside agencies such as fire, health, township building departments, DEP, Pinelands Commission etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.
  • Develops budgets supporting the preventative and annual maintenance plans as well as utilities and housekeeping supplies; monitors expenditures against budget.
  • Recruits, hires, trains, develops, schedules and directs assigned staff and volunteers. Reviews and evaluates performance. Develops strategies to motivate staff and achieve goals. Models relationship-building skills (including Listen First) in all interactions.
  • Advises management on maintenance issues and projects as requested.
  • Ensures that assigned vehicles (and other equipment) are maintained and operated in accordance with the policies and procedures of the Camp.
  • Updates facility plans periodically. May develop annual plan of capital projects, consistent with the Camp’s strategic plan, annual budget and community needs.
  • All other duties as assigned
Educational Background: 
Bachelor's degree in facility management or a related field or equivalent work experience.
Skills/Experience: 
  • Three or more years experience in facility management or closely related field.
  • Working knowledge of mechanical, electrical and plumbing systems, carpentry, and other maintenance-related areas.
  • Skills in supervision, budget management and project management.
  • Ability and current license to drive with record that meets Camp’s standards, including passing a DMV check through Camp’s insurance carrier.
  • Computer skills: able to track and respond to all maintenance activity using a Facility Dude based software system, use email and the basics of Microsoft Office.
  • Ability to respond to safety and emergency situations.
Compensation/Benefits: 

Salary: $62,000.00
