The Nature Conservancy seeks a Conservation Transactions Specialist to support the Idaho Chapter’s land and water conservation activities. S/he will support and manage land and water transactions including fee title and conservation easement acquisitions, sales, transfers, donations, leases, contracts and other transactions.
- Structure, coordinate and manage land and water conservation transactions across Idaho.
- Prepare and review legal documents including conservation easements, contracts and leases.
- Coordinate internal project approvals and ensure compliance with policies, procedures and legal requirements.
- Assist in securing public and private funding for projects.
- Develop and steward relationships with landowners, government agencies, public and private funders, land trust partners and community-based groups.
- Respond to land and water conservation inquiries and opportunities.
- Maintain complete, organized records and databases for conservation transactions, land ownership and management.
RESPONSIBILITIES AND SCOPE
- Coordinate, assist, and negotiate complex real estate and water transactions around Idaho which can bind the Conservancy legally and financially.
- Act as a centralized resource for the conservation team providing transactional expertise, project coordination, and strategic assistance on projects around Idaho.
- Draft, review, and edit legal documents required for land and water conservation activities.
- Effectively track the status of all aspects of real estate projects including deadlines, payment schedules, due diligence, permits, leases, transfers, and contracts.
- Act as liaison between Idaho staff and TNC’s legal team on all matters relating to land and water protection. This includes coordinating communications, distribution/development of document templates or key policy changes, resolving conflicts, and providing appropriate document review.
- Manage all aspects of property disposition, including the conservation buyer and trade land programs for the Idaho Chapter. Develop relationships with partner organizations and agencies necessary to support these efforts.
- Coordinate closely with all members of the conservation team to complete the legal, contractual and other processes of carrying projects to completion from initial contact through negotiations to closing. This includes timely completion of Conservancy’s project approval process through the Chapter, Division, Worldwide Office and Board of Directors.
- Act as a liaison between the Idaho Chapter and partner public agencies such as Bureau of Land Management, U.S. Forest Service, Natural Resources Conservation Service, and Idaho Department of Lands.
- Ensure program compliance with internal policies and external requirements.
- May work in variable weather conditions, at remote locations, on difficult and hazardous terrain and under physically demanding circumstances.
- This position requires occasional travel within Idaho and may require working evening and weekend hours.
- This position may supervise staff and/or interns.
- Experience with principles of land acquisition.
- Experience in managing multiple projects and timelines.
- Experience negotiating complex agreements.
- Experience being on or leading project teams.
- Experience working effectively under pressure and meet deadlines.
- Experience using applications such as Microsoft Outlook, Word, Excel, and web browsers.
- Valid driver's license required.
DESIRED QUALIFICATIONS
- Educational background or training in natural resource management, conservation, real estate, law, or project management.
- Experience in successfully negotiating, conducting and tracking land or water transactions with a diverse range of stakeholders.
- Demonstrate deep knowledge of real estate principles, contracts and Western conservation issues.
- Thorough knowledge of land and/or water protection tools including conservation easements, fee-title acquisitions, donations, deed restrictions, facilitated land purchases; as well as a working knowledge of contracts, leases, conservation easement monitoring, and conservation easement violation resolution.
- Excellent organizational skills, attention to detail, ability to work well independently and as part of a team and handle multiple tasks concurrently for multiple simultaneous real estate transactions.
- Strong interpersonal skills, including ability to negotiate, influence, and build partnerships with legal staff, government agencies, and community partners.
- Excellent communication skills via written and verbal means in English.
- Self-starting, independent worker who can thrive in a decentralized organization with minimal oversight.
- Database and computer-based project management experience.
- Experience with GIS software and map making.
- Supervisory experience.
- Multi-cultural or cross-cultural experience appreciated.
