Under the direction of the Eastern District Vice President, the Property Director supports the work of the Y, a leading nonprofit, charitable organization committed to strengthening community through youth development, healthy living and social responsibility. The Property Director intentionally fosters a cause-centered culture that is welcoming, genuine, hopeful, nurturing, and determined while ensuring that the Y’s buildings and grounds are developed and maintained to the highest standards of safety, cleanliness, attractiveness, functional effectiveness and efficiency. The incumbent will place special emphasis on staff support and member services. The incumbent is a team player who demonstrates strong skills in building and grounds management, administration, supervision, organization, planning, and fiscal management.

Areas of Responsibility: 

The essential functions of this position include, but are not limited to the following:

  • Provides overall coordination of facility maintenance, including planning and developing preventative maintenance.
  • Ensures the proper operation of all mechanical systems.
  • Completes repair work and projects in a timely manner. Oversees all contractors that work in the facility and grounds. May request and review bids and recommend selection of contractors.
  • Anticipates risk, implications, and possible outcomes before taking action.
  • Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.
  • Participates with other members of management in the Y’s Annual Campaign.
  • Advises management on maintenance issues and projects as requested.
  • Ensures that assigned equipment is maintained and operated in accordance with the policies and procedures of the Y.
  • Updates facility plans periodically. May develop annual plan of capital projects, consistent with the Y’s strategic plan and community needs.
  • Holds monthly staff meetings. Actively pursues training and learning opportunities and certifications relating to the position; maintain current certifications required by the position.
  • Conducts inspections of the Y facilities focusing on preventative maintenance and risk management programs, safety, building mechanics, energy/water conservation and building cleanliness (detailed below).
  • Recruits, hires, trains, develops, schedules and directs assigned staff and volunteers. Reviews and evaluates performance. Develops strategies to motivate staff and achieve goals. Models relationship-building skills in all interactions.
  • Coordinates reviews and participates in the shutdown process for annual cleaning and repair of the Y and associated properties.
  • Other duties as assigned.
Educational Background: 
Bachelor's degree in facility management or a related field or equivalent.
Skills/Experience: 
  • YMCA Team Leader certification preferred.
  • Three or more years of experience in facility management or closely related field.
  • Technical and good working knowledge in personnel management, preventative maintenance management, construction management, budget management, engineering, painting, welding, risk management of facilities, machinery operations, maintenance procedures, and ability to perform hands-on-maintenance as needed.
  • Ability to develop vendor relationships and act as general contractor on construction projects.
  • Possess certification as a Certified Pool Operator or receives certification within first three months of employment.
  • Ability to lead, supervise, and create a positive work environment for staff.
  • Familiarity with personal computers helpful.
  • Ability to respond to safety and emergency situations.

Required Certifications

  • Must complete online Bloodborne Pathogens and Employee Safety trainings prior to assignment to initial position.
  • Must hold CPR, AED, and 02 (First Aid may be required at some branches) certifications or successfully complete no later than 30-days after employment begins.
  • Must attend and complete YMCA Child Abuse Prevention within the first 60-days of employment.
Compensation/Benefits: 

Salary: $47,000.00 - $56,000.00
