THe McGaw YMCA in Evanston, Illinois is looking for a Director of Housing.

Under the direction of the COO, the Director of Housing oversees Men’s Residential Housing operations and services at the McGaw YMCA. The Director leads the residence team in creating strategic goals and ensures that programs and services promote program sustainability and support the McGaw strategic plan and budget targets. Accordingly, this position ensures quality facilities for adult resident members as well as implements best practices in: housing policies and procedures, community outreach and collaboration with local stakeholders, and participates in advancing quality affordable housing in the Evanston community. The Director is responsible for overseeing program services to promote housing stability for resident members, which requires a balance of relationship-building efforts and enforcement activities. This position is also responsible for partnering with the Advancement team to secure grant funding that furthers program goals. This position will participate as an active member of the Program and Operations Lead team.

This position requires an individual with very strong relationship-building and leadership skills, accountable for total operating revenue of over $1 million, with over 170 member participants being served annually. In addition, this position requires an individual with a deep commitment to diversity and inclusion; access and equity.

Areas of Responsibility: 

Strategic Planning and Alignment:

  • Engages in innovative strategic planning for the department. Leads Men’s residential housing team in understanding, embracing, and implementing the strategic directions throughout the Residence programs and services.
  • Implements and monitors practices to model and reinforce healthy living policies as stated in the strategic plan.
  • Ensures resident members are included in the discovery process in achievement of the Healthy Living and Social Responsibility strategic directions.
  • Defines aspects of access to Y programs for resident members; promotes accessibility of Y programs for resident members regardless of socioeconomic status.
  • Develop and implement program strategies, goals, objectives and outcomes for programs as it relates specifically to the strategic plan.
  • Serves as department liaison to the Board of Directors through annual presentations.

Departmental Operations:

  • Oversees Residence operations including but not limited to:
  • Residence cleanliness and safety meets standards and inspections of the City of Evanston Property standard expectations and McGaw
  • Approval of resident member applications
  • Provision of programs and services, wellness services, and key departmental systems.
  • Oversees resident member compliance with Residence Membership Policy and Residence rules; compliance efforts include relationship building and support, enforcement activities, and membership termination.
  • Oversees information management system and protocols for residence program.
  • Supervises Assistant Director and residence team; completes the performance management process with all direct reports.
  • Oversees Residence Department staff and interns, and Laundry Department and their staff.

Residence Department Budget;

  • Prepares and recommends annual budget for the Residence Department.
  • Administers approved budget and takes appropriate action to correct variances.
  • Attends monthly meetings to discuss budget variances; prepares financial reports.
  • Prepares reforecast(s) of budget.

Residence Membership Accounts: Responsible for follow up with resident members on membership accounts and fees.

  • Oversees and manages departmental procedures that consistently and fairly manage past due residence membership accounts including initial contact, written payment agreements, and follow-up outreach as needed.
  • Documents actions taken to manage past due residence membership accounts including communications with members.
  • Serves notices of membership termination in compliance with the Residence Membership Policy when other methods of outreach and support have failed; works with an attorney to serve 10-Day Notices to resident members, attends court appearances, and oversees the legal eviction process.

Relationship Building:

  • Ensures that strong relationships with resident members are central to the work of every team member.
  • Guides Member Relations staff in providing excellent customer service to resident members, responding to residence security issues, health issues, and noise complaints.
  • Oversees follow up on incident reports involving resident members; meets with staff to develop solutions; implements and communicates solutions in a timely manner.

Healthy Living Programs

  • Enhances program service model based on research and best practices; develops program evaluation methods; creates metrics of success for programs and services in the Residence Department.
  • Collaborates with like-minded organizations in planning, supporting, and/ or implementing healthy living efforts in the Residence Program; creates and sustains active partnerships with key community agencies.
  • Assesses the Department’s capacity to lead, partner, or cull programs and services on an annual basis.
  • Provides support to Development Department in the application and implementation of grants for funded programs and activities.
  • Provides supervision and oversight on homelessness prevention and case management services.
  • Ensures timely and accurate case records and files for support services throughout the department.

Community and Volunteer Engagement:

  • Cultivates new community contacts to expand awareness of the Residence Program and the YMCA’s charitable mission. Community contacts may include local employers, religious leaders, nonprofit leaders, development or marketing directors.
  • Actively partners with Residence Committee volunteers to create Chart of Work, strategic program plan, and deepen committee member engagement.
  • Collaborates with Development Department to cultivate donors and volunteers; builds and maintains strong volunteer/donor relationships to deepen engagement in the Program.
  • Works with marketing staff to develop appropriate messaging and donor cultivation materials to achieve occupancy and fundraising goals.

Facilities Support:

  • Inspects residence rooms for repair items and violations of property standards code and residence rules.
  • Oversees that Residence Department staff, in coordination with Building Services department, adhere to timely repairs, implementation and execution of preventative maintenance schedules, and ensure facility code compliance.
  • In coordination with Residence Director of Operations & Programs and Building Services, completes prioritized capital improvements to the resident program.
  • Provides reporting documentation to government agencies where required such as:
    • City of Evanston – CDBG grant and Property Standards inspections
    • Cook County – HOME loan
    • State of Illinois – IHDA loan
    • Orders supplies for residence facility’s needs.
Educational Background: 
A Bachelor’s degree in Nonprofit Management, Health & Human Services or equivalent and 3+ years in a leadership position in the field is required.
Skills/Experience: 
  • A Master’s degree in Nonprofit Management, Social Work, Counseling, or related field is preferred. License in Clinical Social Work is a plus.
  • Supervisory experience is required. Knowledge of tenant and landlord rights/laws and providing services that relate to homelessness, outreach, and affordable housing desired.
  • Additional training and/or work experience in the above mentioned areas is preferred.
  • This position requires excellent written and oral communication skills, the ability to learn complex data systems, and advanced skills in Microsoft Office products.
  • The successful candidate will be able to multi-task and efficiently complete tasks by program deadlines.
Compensation/Benefits: 

Salary: $54,000.00 - $66,000.00
