The Maintenance Manager, reporting to the Executive Director of Aullwood Audubon, is responsible for maintenance on 50 structures including buildings, garages, residences, barns shelters, bridges, pavilions, and decks. Supervises part-time housekeeper and part-time maintenance worker, 5 regular volunteers, and contractors working on site. Also responsible for trail system, roadways, and parking lots.
Areas of Responsibility:
- Responsible for the management and daily supervision of staff, volunteers and contractors.
- Responsible for Maintenance on 29 structures at the farm and 21 structures at the center this includes buildings, garages, barns, shelters, bridges, etc. etc. This includes electrical, plumbing, painting, carpentry, and general repair and up keep associated with buildings.
- Maintain EPA records manage the water systems react to system failures, do water tests daily, train employees on water system, follow water operators orders and disseminate them to employees, order water operation supplies, and liaison with water operator.
- Train staff on safe and proper use of all equipment and tools.
- Responsible for all keys and building access codes, fire alarms, and security alarms and liaise with security companies and fire departments.
- Perform lawn maintenance including mowing, weed eating, landscaping and general yard care.
- Obtain bids from contractors when necessary.
- Work with Volunteer Coordinator and volunteer groups conducting service projects.
- Inspect buildings and grounds for safety issues.
- Keep shop and equipment maintained, organized and serviced appropriately and maintain service and repair records and operations manuals.
- Maintain and repair animal closures, exhibits, educational displays and signage.
- Maintain organization of Center basement, storage areas, and attics.
Educational Background:
High school diploma or equivalent required
Skills/Experience:
- As well as 5 years’ experience in facilities management, experience working at a public park or property management. An equivalent combination of education and experience will also be considered.
- Must possess demonstrated basic knowledge and experience in plumbing, electrical, HVAC, carpentry, general building and vehicle maintenance.
- Must possess experience with identifying qualified contractors for facilities work, managing a bid process, and supervising them to project completion.
- Is a problem solver, who can work and independently and be creative and resourceful.
- Is a self-starter with the ability to manage multiple, changing priorities in a high-paced work environment.
- Experience supervising employees and/or the work of others in a project setting; experience working with various constituents, such as volunteers.
- Experience driving a variety of tractors and farm equipment, gators, lawn mowers, etc.
- Excellent interpersonal skills, a team player who is comfortable interacting with and educating others, possess a friendly, outgoing personality.
- Strong written and oral communications skills.
- Must be able to work weekends, evening and holidays in all weather conditions, when needed.
- Must be able to engage in physical activity, such as lifting, bending, climbing stairs, ladders, walking unpaved trails with steep hills. Ability to lift 50 lbs, including some moderately heavy objects, such as furniture, file cabinets, equipment, boxes, etc. also necessary.
- Possesses a valid driver’s license with a safe driving record.
