POSITION SUMMARY
Through volunteer labor and tax-deductible donations of money and materials, Middlesex Habitat builds and rehabilitates simple, decent and affordable homes in partnership with eligible families.
The Construction Site Supervisor (CSS) is primarily responsible for leading the construction of Habitat homes with skilled and unskilled volunteers. The CSS shall ensure building sites are safe, productive, fun, and provide a positive experience for sponsors, homeowners, and volunteers.
PRIMARY DUTIES AND CORE RESPONSIBILITIES
Position requires routine exposure to adverse environmental conditions such as weather, dust, heat, noise. Hands-on construction work is often required of this position. Ability to lift 50 pounds. Work may require climbing ladders, standing, bending, kneeling, and reaching in awkward and tiring positions.
EXPERIENCE
Work consists of duties for which a high school diploma or GED is required.

POSITION SUMMARY

The Construction Site Supervisor (CSS) is primarily responsible for leading the construction of Habitat homes with skilled and unskilled volunteers. The CSS shall ensure building sites are safe, productive, fun, and provide a positive experience for sponsors, homeowners, and volunteers.
PRIMARY DUTIES AND CORE RESPONSIBILITIES
- Construction Preparation
- Works with CM to establish short and long term construction schedule and adjust work as needed.
- Prep job sites in advance of volunteer days for maximum efficiency of the build team.
- Maintenance of land bank properties.
- Organize, inventory and maintain the affiliates trailers and tools.
- Communicate and work closely with Volunteer Coordinator.
- Ensure necessary tools are on site; maintain order and upkeep of tools and trailer.
- Construction Supervision
- Supervises overall construction activity on the build sites each work day in accordance with MHFH plans, specifications and quality requirements.
- Anticipates problems and issues typical of the work of Habitat for Humanity and take responsibility for solving them on the work site if necessary to help ensure schedules are met and work plans are enabled.
- Supervises site preparation and layout under the direction of the CM.
- Provide a positive and productive on-site experience for future homeowners and volunteers.
- Ensure that all volunteers and partner families are treated with respect and promote a positive atmosphere on the construction site.
- Ensure that the affiliate’s Safety Policy is followed on the construction site and ensure that the site is free of avoidable hazards and that safe work practices are being used.
- Ensure that volunteer crew leaders, partner family members, and other volunteers receive training on construction safety daily.
- Work with committees and affiliate staff to insure that volunteers and partner families are productively involved in the construction process.
- Identify, recruit, train and support volunteer construction crew chiefs
- Ensure projects are completed on time, on budget, and meet MHFH quality standards. Ensure MHFH homes are built to current building codes and any additional energy/green building certifications.
- Attend weekly construction team meetings.
- Acts in partnership with and attend Building Committee meeting.
- Inspects each phase of work to determine acceptable quality and adherence to schedule.
- Construction Procedure
- Work closely with the CM to order inspections, and ensure that houses are built or rehabilitated to code.
- Participate in final walk through with home buyer, assure punch lists are completed.
- Respond to construction-related complaints/problems from homeowners under affiliate’s warranty policy.
- Educate homeowners regarding proper use and maintenance of their new house.
- Establishes and abides by timetable for construction – determine volunteer needs/skills.
- Ensures that houses are built to code and pass inspections.
- Materials and Labor Procurement
- Works with the CM to acquire building materials necessary for the completion of daily, weekly and long term phases of the construction process.
- Coordinate material orders, deliveries and subcontractor schedules with CM. Provide spec, design, material, and subcontractor feedback as required.
- Purchases materials/supplies and arrange for delivery, within budget.
- Maintain working relationships with suppliers, subcontractors, code inspectors and local planning offices. Schedule subs (Subs/permits/inspections) Coordinates & oversees work of all sub-contractors.
- Ensure timely clear communication with subcontractors and vendors.
- Management of Information
- Maintain records and ensure maintenance of all training in construction and safety.
- Maintain project folder for each assignment; document all relevant changes, schedules and activities, including separating and tracking expenses by project and budget category. Responsible for all invoices, returns & credits and supplying bills to office.
- Update CM of project status weekly through job status log. Alert CM of all delays, potential overruns and changes in scope of work. Provide updates regarding estimated completion dates.

- Understanding and support of the vision of Middlesex Habitat for Humanity.
- Sufficient knowledge of residential construction including carpentry, foundations, plumbing, electrical, flooring, drywall, cabinetry, AC/heating, painting, finishing, landscaping.
- Ability to plan, schedule, prioritize, coordinate, delegate and manage multiple work activities.
- Ability to read and interpret standard residential construction blueprints and specifications.
- Ability to lead, manage, supervise, and motivate individuals and teams of volunteers.
- Must possess excellent people skills since candidate will work with people of all ages, races, faiths, backgrounds and skill levels; enabling volunteers to have extraordinary volunteer experience.
- Willingness to engage volunteers in the building process.
- Strong organizational, communication and leadership skills to instruct unskilled volunteers in construction methods.
- Be aware of the International Residential Code and Local Ordinances pertaining to construction, site work and utilities.
- Commitment to job safety and OSHA requirements.
- Ability to work with minimum supervision.
- Ability to follow a construction schedule and coordinate suppliers, subcontractors, staff and volunteers to meet specific construction goals
- Ability to anticipate tasks, set priorities, meet deadlines, and function smoothly under strict deadlines and shifting priorities.
- Work effectively both as an individual contributor and as part of a team.
- Basic mathematical aptitude to calculate building measurements, quantities, etc.
- Flexibility regarding work assignments and work hours.
- Have a strong capacity to accomplish project success through the cooperative efforts of professionals and non-professionals alike.
- Be able to successfully pass a criminal background investigation.

EXPERIENCE
- Three to five years related experience.
- Experience with Habitat for Humanity programs a plus.
- Experience with construction site supervision.
- Experience with performing construction related tasks.

- Valid driver’s License with a good driving record.
- Connecticut Contractor’s license.
