Construction Project Manager

The Construction Project Manager is responsible for overseeing 4+ new home construction projects and ensuring field superintendents maintain safe and efficient operations of all sites. Manage all active construction activities from project planning, budget management, working with industry professionals, securing permits, scheduling projects and personnel, and managing subcontractors for new residential construction. Provide consultation to the Neighborhood Revitalization Director regarding home repairs on owner occupied homes.

Areas of Responsibility: 

Construction Management

  • With the Director of Construction, ensure continuous operation of all construction related activities, personnel, project scheduling and progress, and budget planning and monitoring
  • Establish and maintain the superintendents’ focus, aligning project strategy, implementation and completion deadlines
  • Effectively manage staff to build safely and efficiently while maintaining quality and specification compliance and follow organizational policies
  • Subcontractor procurement to include value engineering and implementation of cost savings
  • Work with Corporate Partnership Manager and Volunteer Services Manager to coordinate site volunteers and Americorps service members
  • Coordinate with site supervisors and fundraising staff for special events
  • Develop and manage a construction contract and material bid system
  • Provide at least weekly visits to each site
  • Manage energy efficiency programs (Energy Star)
  • Participate in weekly construction staff meetings

Budget and Material Procurement

  • Oversee all proposals, contracts, invoices and payments
  • Monitor budget to actual spending, and maintain cash-flow forecasting
  • Oversee project take-offs, and work with staff for in-kind construction materials and service donations

Personnel Supervision

  • Manage and schedule superintendents through the duration of the projects
  • Set goals and conduct performance reviews with each member of the construction department

Training

  • Keep the construction department up to date on changing Building Code requirements
  • Communicate safety procedures, schedule related training and track certifications
  • Administration
  • Provide project reports and weekly updates
  • Assist with hiring department employees, and provide for new hire orientation
  • Perform all work in the utmost safe manner, with integrity, humility, and respect of others
  • Other duties as assigned
Skills/Experience: 
  • Organizational skills – Ability to manage multiple projects, develop new programs, organize work, set priorities, and manage deadlines and shifting priorities
  • Supervisory Skills – The ability to train, supervise and evaluate a range of personnel who perform a variety of trades
  • Communication – Consistently provides clear, timely direction and takes the time to listen
  • Team Motivation – Ability to use positive and supportive strategies to achieve success and lead by example
  • Open and welcoming of people of any faith or no faith, individuals of diverse populations, and socio-economic backgrounds.
  • Computer literacy in MS Office, Project, Excel, Word, Outlook and relevant construction programs.
  • Demonstrates a high level of ethics, integrity, diplomacy and initiative

LANGUAGE SKILLS:

  • Ability to read, write, and speak English fluently
  • Ability to speak and understand Spanish a plus

PHYSICAL REQUIREMENTS:

  • Ability to continuously stand or walk for up to eight hours per day
  • Ability to bend, reach, climb stairs and lift frequently
  • Ability to lift up to 50 pounds occasionally
  • Ability to verbally communicate clearly in-person and on the telephone
  • Visual acuity sufficient to satisfactorily perform and review construction work to ensure building safety and quality control

  • Occasional work outside regular work schedule is expected

SPECIAL CONDITIONS:

  • Must be able to pass background check (In accordance with state and county law: convictions do not necessarily rule out employment, it depends on the nature and severity of the conviction and is evaluated on a case by case basis, check is conducted on last 7 years only.)
  • Valid California Driver’s License with good driving record
  • Ability to drive large pickup, box and stake bed trucks
  • Ability to drive throughout the San Diego region
  • Ability to be insured under company insurance
