The Property and Maintenance Director will provide leadership to, and is responsible for, the management of maintenance and housekeeping for the Duneland Family YMCA facility, pool and satellite childcare locations. This person will be expected to recruit, hire, train and supervise staff and contractors that relate to the maintenance and operation of buildings, grounds and equipment and housekeeping as well as perform certain maintenance, repair and improvement projects.This person will ensure that all YMCA property risks are identified and well managed, and that programs are conducted in a safe environment.

Areas of Responsibility: 
  • Maintains clean, safe and properly operating buildings, grounds systems and equipment in compliance with all branch and association policies and local, county, state and federal laws and regulations.
  • Maintains the YMCA property and grounds to ensure both are free from hazards i.e. trip hazards in and around the building, etc.
  • Checks pool conditions, adjusts chemicals and temperature, and performs pool equipment maintenance as needed.
  • Manages a preventative maintenance program that maximizes the useful life and efficiency of all property and equipment assigned to the branch(s).
  • Walks the property and facility to ensure everything is working properly: light bulbs, possible leaks, paint, filters, etc.
  • Maintains long- and short-term Repair & Replacement plans for the branches.
  • Conducts maintenance tasks such as: painting, carpentry, plumbing, fix and maintain mechanical equipment, flooring repair and upkeep, electrical repairs and heating and air conditioning system maintenance.
  • Oversees contractors when professional repairs are necessary.
  • Ability to check blueprints, repair manuals or parts catalogs as necessary.
  • Ability to use common tools such as hammers, hoists, saws, drills, and wrenches. Able to instruct and educate direct reports on proper use of tools.
  • In conjunction with the COO/CFO, develops an annual maintenance and property improvement budget and controls maintenance expenditures to the limits of that budget.
  • Maintains the MDS book and insures it is up to date.
  • Responds to all member and community inquiries and complaints in a timely manner.
  • Assists with assigned committee meetings.
  • Adheres to all policies, rules, and regulations as outlined in employee handbook and other communications. Obtain and maintain required trainings.
  • Performs other job-related duties as requested and necessary within the scope of the job description.
Skills/Experience: 
  • Minimum 21 years old
  • Valid Driver’s License and driving record acceptable to the YMCA.
  • Preferred 3 years or more of working knowledge of mechanical, HVAC, electrical and plumbing systems, carpentry and other maintenance-related areas
  • Preferred 2 years of experience of pool health requirements and operation of pool equipment.Certified Pool / Spa Operator Certification (CPO) required within 120 days of employment.
  • YMCA Team Leader certification preferred.
  • CPR, First Aid and AED certifications required within 30 days of hire.
  • Skills in supervision, budget management and project management preferred.
  • Familiarity with personal computers and Microsoft office software preferred.
  • Ability to respond to safety and emergency situations.
Compensation/Benefits: 

Salary: $35,000.00 - $38,000.00
